One of the first things to do before selling your home is to make sure you don’t overlook small problems. Although buyers usually expect to find some repairs to be minimal, major ones can be expensive and inconvenient for them. While you’ll have to deal with the minor things, it’s worth focusing on the things that make the house look its best and will get it noticed by prospective buyers.

When deciding what to repair and what not to fix when selling a house, you should consider the return on investment for any repairs. For example, a quick paint refresh or updating a dated kitchen countertop can have a big impact. Likewise, if your house has major water damage or mold issues, you will likely need to fix them. But if you have the time or money to do more extensive repairs, don’t get carried away with unnecessary repairs.

When selling a house, you’ll want your house to shine, but there are some things that you don’t want to fix, and these can be easy fixes. While most minor problems can be easily fixed, serious repairs will decrease the value of your home and turn off potential buyers. If you’re not sure what to fix, consult with a real estate agent.

While you’re in the process of selling your house, you might want to consider hiring a home inspector to assess the home. An inspector will be able to point out things that aren’t in working order and should be fixed immediately. A broken heating system or roof may also need to be repaired. If you’re selling your home as-is, you’ll want to make sure the plumbing and electrical systems are in good working order. Make sure that all the appliances in the kitchen work properly. You should also check the refrigerator and freezer for damage and freon leaks. Similarly, you should ensure that all cabinets open and close smoothly. Fix any broken knobs that might be stuck or loose.
